Most Conversations Start with Laminates. The Work Doesn't.
Most homeowners who call start by talking about laminates and wall colours. That isn't where the work starts. Almost every project that goes well begins with the same conversation — civil condition, electrical load, plumbing lines, storage, ceiling height, kitchen workflow, and how the family actually uses the home from morning to night.
We visit the flat before quoting, because no two flats have the same condition. A new-possession flat on Ghodbunder Road needs a different plan from a 15-year-old resale flat near Majiwada or Thane West. The same 3D view that looks good on screen can fail on site if beam depth, plumbing position or RCC restrictions are ignored.

If the flat needs renovation first, the scope expands — demolition, plumbing, electrical rough-in, waterproofing, tile work and plaster repair all come before the visible interior begins. Skipping these and going straight to finishing is the most expensive mistake we see. That base work runs through our civil contractor in Thane team, with the design coordinated from day one.
Site Condition Decides More Than Style
The most common mistake in Thane flats is finalising design before the site is properly checked. A wardrobe may look simple in a drawing, but the wall behind it may have dampness, an exposed beam, uneven plaster or a junction box exactly where the side panel is planned. If that isn't caught early, the carpenter adjusts on site — and the finish suffers.
A few priorities that come from site experience, not a catalogue:

- In bathrooms, waterproofing cure time matters more than the tile brand. A premium tile on rushed waterproofing fails in two monsoons.
- In living rooms, the false ceiling should follow beam depth and fan position, not only reference images. Cove lighting needs ceiling drop; drop without planning makes the room feel low.
- In bedrooms, wardrobe placement should clear the AC drain route and electrical points. A wardrobe blocking the AC service panel becomes a callback within two years.
How We Plan Room by Room
Living Room
We plan the living room around seating, TV position, walking space, ceiling height, curtain line, AC position, and lighting. A heavy TV wall is not always the right answer. In many Thane flats, a clean TV unit, controlled storage, cove lighting, and the correct paint finish give a better result than loading the wall with panels.
Kitchen
The kitchen is planned after checking platform size, plumbing position, electrical points, chimney outlet, gas position, and daily cooking habits. Straight, L-shaped, or parallel — the layout should not be chosen on looks. It should match the movement between sink, hob, refrigerator, and prep counter. Bedrooms
Bedroom planning starts with wardrobe depth, bed movement, window position, loft height, switchboard location, and cleaning access. Full-height wardrobes work well in Thane apartments, but the loft must be reachable, and it must not block ventilation or make the room feel heavy.
Children's Room and Study
Children's rooms need washable wall finishes, storage that grows with the child, and a study area with proper lighting. Bunk beds or hydraulic-storage beds save floor space in 2BHK and 3BHK flats. The room should not be over-designed — children outgrow themes faster than the laminate ages.
Bathrooms
Bathroom interiors need waterproofing-first planning. Tile selection comes later. If the floor slope, waterproofing layer, plumbing line, and CP fitting positions are not fixed before tiling, the bathroom may look new on day one and fail in daily use.
Foyer and Common Areas
Small but visible. A clean entry foyer with one statement element — a mirror, a console, a partial ceiling drop — sets the tone for the rest of the flat. Passages need ceiling and lighting coordination. Balconies need tile, grill, and shade planning depending on the building's elevation.
Materials and Execution Standards
- For furniture and kitchen work, we lock plywood grade, laminate, hardware, hinges, channels, handles, shutters, and edge finishing before fabrication starts. BWR-grade plywood for normal furniture, BWP-grade for kitchen and bathroom units. Hettich or Ebco hardware. Laminate, acrylic, PU, or veneer finish based on budget and use.
- For electrical work, we check the AC point load, kitchen appliance points, lighting load, MCB board, and conduit routes. Branded copper wiring, Anchor / Schneider / Legrand modular switches.
- For civil work, we check demolition, plaster, waterproofing, levelling, tile base, and RCC restrictions.
A quotation should not say only "interior work." It should mention room-wise scope, materials, hardware, finish, electrical points, ceiling work, painting system, and exclusions. That is how disputes are avoided after work starts.
When to Call an Interior Designer vs a General Contractor
Call an interior designer when the work involves design choices — room planning, layout, material selection, furniture, room-by-room scope.
