Before work starts, we check lift permissions, wet-work timings, debris-removal rules, water availability and any restriction on noisy work. Older Mumbai flats also need more attention to plumbing and electrical lines: in many resale flats the visible tiles are still acceptable but the waterproofing below has already failed, so changing only the sanitary fittings and skipping waterproofing brings the leak back after the new finish is done.         What Can Be Done Within a Realistic Timeline

        A standard 2BHK renovation covering modular kitchen, both bathrooms, wardrobes, false ceiling, flooring and painting can be done in about 8 weeks when civil surprises are limited and decisions are made early. A full renovation with structural changes, bathroom layout shifts or complete rewiring needs more. For a Diwali or fixed move-in deadline, the scope and material selection have to be locked in the first week — tiles, kitchen shutters, fittings, laminate and lighting can't keep being selected after demolition starts. Most missed deadlines come from scope changes after demolition, not from the contractor.

        How We Sequence a Renovation

        1. Site inspection and scope lock — we visit, measure, and check wall condition, bathroom status, electrical points, plumbing lines, floor level and existing furniture; the first estimate separates civil, plumbing, electrical, flooring, kitchen, furniture, painting and finishing into clear line items.
        2. Demolition and civil correction — controlled room by room; old bathroom tiles, kitchen counters, damaged plaster, ceilings and unused furniture come out to the locked scope, and civil correction happens before new material enters.
