        Home Renovation in Mumbai

Home Renovation in Thane & Mumbai — One Team for Civil Work and Interiors

A renovation is only as good as the work you stop seeing once it's finished — the waterproofing under the tiles, the plumbing inside the wall, the floor level beneath the new vitrified, the wiring behind the panel. Get that right, in the right order, and the visible interiors last. Get it wrong and the cost comes back later as a leak or a tripping board. That is why we carry the civil work and the interiors under one accountable contract and one site supervisor: the join between "civil" and "finishing" is where most renovations come apart, and the team doing both should own it. We plan from the site, not from a catalogue. Since 2002 · 500+ supervised projects across Thane & MMR, led by founder Bhanwarlal Jyani.

Home Renovation Is Mostly About Sequence

One Team for Civil Work and Interiors

Most renovation regrets are handover problems — a leak that returns after the new tiles go down, a board that trips under the new load, a wardrobe shutter that stops closing once the floor settles. They happen when civil and finishing are done by different hands with no one accountable for the seam between them. We keep both under one written BOQ and one supervisor, so demolition, civil work, waterproofing and the finishes that sit on top of them are sequenced by the same people. One scope, one supervisor, one number to call. Planned well, built right.

What a Full Home Renovation Includes

A complete renovation can run from demolition and civil correction through waterproofing, plumbing and electrical, flooring and tiling, the modular kitchen, the bathrooms, false ceiling, carpentry, painting and final fitting — with the exact scope set by the condition of the flat, not by a fixed package. The two starting points are very different. A new-possession flat usually needs builder-grade correction and interiors — the bones are sound, but the slab often runs off-level across the flat. A resale flat often needs full civil work first, because old waterproofing has usually failed even where the tiles still look fine; changing only the surface brings the old problems back through the new finish. The same logic governs the wet areas — a bathroom renovation is a waterproofing system, not a tiling job — and flooring and tile work, which only lasts on a properly levelled base.

What Thane and Mumbai Buildings Demand

The building, not just the flat, sets the conditions for the work — and we plan for it before the first wall comes down.

        Thane

Towers along Ghodbunder Road, Manpada and Kasarvadavali share common plumbing risers, so a bathroom or kitchen line change is a decision about the building’s stack — planned around the riser with society intimation, not cut in casually. West and south-west faces take direct lateral monsoon rain, which is why window sealing and external-wall dampness need real attention on those elevations before any internal finish. Fresh-possession towers need floor levelling before flooring is laid; older buildings need the resale-flat approach. Thane and Thane West come first for us, with the same complete scope across the MMR.

        Mumbai

Mumbai flats tighten the execution side: limited wet-work hours, a society NOC and usually a refundable deposit before work begins, scarce parking for material and difficult debris movement through older lifts. We confirm permissions, wet-work windows, debris rules and water availability before the BOQ is final, because an estimate that ignores them is wrong inside the first week. Older resale flats also hide more than they show — tiles that look fine often sit over failed waterproofing, and wiring can date to a load era that today’s ACs and kitchens overrun.

        Timelines and Cost

A standard 2BHK covering kitchen, both bathrooms, wardrobes, false ceiling, flooring and painting takes about 8 weeks when civil surprises are limited and decisions are made early; structural changes or full rewiring add time. We don't quote by the square foot or as a single lump sum — a proper estimate shows civil work separated from interiors, with materials, brands and quantities listed as line items, so you can adjust scope without guesswork. For typical 2BHK and 3BHK cost bands by scope and finish tier, read our home renovation cost guide for Thane.

        How We Sequence a Renovation

        1. Site inspection and scope lock — we visit, measure, and check wall condition, bathroom status, electrical points, plumbing lines, floor level and existing furniture; the first estimate separates civil, plumbing, electrical, flooring, kitchen, furniture, painting and finishing into clear line items.
        2. Demolition and civil correction — controlled room by room; old bathroom tiles, kitchen counters, damaged plaster, ceilings and unused furniture come out to the locked scope, and civil correction happens before new material enters.
        3. Plumbing, electrical and waterproofing — kitchen and bathroom lines checked before tiling, electrical rough-in before ceiling and furniture, and bathroom waterproofing given its cure time; rushing this stage is why many renovations fail months after handover.
        4. Flooring, ceiling and furnitureflooring on a properly prepared, levelled substrate; false ceiling after electrical planning; furniture fabricated only after measurements and material choices are final.
        5. Painting and final fittingpainting after the dusty work is done; switch plates, CP fittings, lights, handles, shutters and final hardware near the end; the snag list closed before handover.

How long does a 2BHK home renovation in Mumbai take?

A standard 2BHK renovation covering modular kitchen, both bathrooms, wardrobes, false ceiling, flooring, and painting takes about 8 weeks when civil surprises are limited and material decisions are locked early. A renovation with structural changes, layout shifts, or full rewiring needs more.

Do you handle 1RK and 1BHK renovations, or only larger flats?

We handle 1RK, 1BHK, 2BHK, 3BHK, and larger renovations. The price varies with scope, material selection, and the existing condition of the flat. The exact quotation comes after the site visit.

Do you cover both civil work and interior finishing in one contract?

Yes. Demolition, civil correction, waterproofing, plumbing, electrical, flooring, tiling, ceiling, carpentry, painting, kitchen modification, bathroom upgrades, and final fitting are all under one written BOQ. One team, one supervisor, one accountable contract.

        Is the site visit free?

Yes. No fee and no obligation. During the visit we measure, check the wall condition, plumbing, electrical, dampness, flooring level, and society access rules. The written BOQ is prepared after the visit, not before it.

        How is renovation priced?

A proper renovation quotation shows civil work separately from interior work. Waterproofing, plumbing, electrical points, flooring, kitchen, bathroom fittings, furniture, painting, and finishing are listed as separate line items with materials, brands, and quantities. There is no lump sum

Can renovation be completed before a Diwali or move-in deadline?

For any fixed deadline, the scope and material selection have to be locked in the first week. Tiles, kitchen shutters, fittings, laminate, and lighting cannot continue to be selected after demolition starts. Most missed deadlines we see in this industry come from scope changes after demolition, not from the contractor.
