Furniture lasts or ages on two things the homeowner never sees on handover day: the carcass (the structural box) and the hardware (the moving parts). We build on BWP/BWR plywood with Hettich or Ebco soft-close hardware, fitted to your flat's exact dimensions — so the wardrobe, TV unit or bed still works in year three, not just year one. What We Build Into a Home
A standard residential furniture scope: full-height wardrobes (sliding or hinged), bed with storage, TV unit with feature wall, crockery and bar unit, study and computer table, kid's-room loft or study, shoe rack at the entry, pooja unit, and a breakfast counter where the layout permits. Plus the lofts above wardrobes and over the entrance — usually under-planned in the original BOQ and added late, when planning them upfront would have been cheaper. Wardrobes and TV units are also fitted as a standalone scope across Thane when you don't need a full home done.
Where cheap furniture fails — the carcass and the backing
The carcass is the structural box of the wardrobe, TV unit or bed. The shutter is the visible face. The cuts to the quote happen on the carcass, the backing and the hardware:
- Particle board carcass swells at the joints within 2 to 3 years in coastal humidity. I do not use it.
- 3 mm backing flexes; the wardrobe walks away from the wall within a year. I use 6 to 9 mm BWR ply.
- Cheap side-mount drawer channels sag at full extension within 18 months.
- Side-mount sliding wardrobe rollers collect dust and jam. Top-mounted with steel bearings is the only option that lasts.
The carcass and the hardware are where the long-term lifespan is decided. Everything visible on day one looks fine across price points. The difference shows in year 3.
Material standards
- Carcass: Century or Greenply 710 BWP plywood. 18 mm vertical supports, 12 mm shelves under 24 inches wide.
- Backing: 6 mm BWR ply minimum, 9 mm for full-wall wardrobes.
- Shutters: laminate (Greenlam, Merino, Centurylam), acrylic, PU or veneer with PU coating. Membrane I do not recommend — the membrane lifts at edges over 4 to 5 years.
- Hardware: Hettich or Ebco soft-close hinges and drawer runners. Hafele for premium scope. 3D-adjustable hinges so they can be realigned later.
- Drawer channels: tandem-box or full-extension under-mount.
- Sliding wardrobe: top-mounted track with steel bearings.
Modular vs Site Carpentry — When Each Makes Sense
Modular — factory-fabricated to a drawing, assembled on site in 1–2 days. Best for standard wardrobe and TV-unit layouts in 2BHK and 3BHK flats: cleaner finish, easier warranty service, higher base cost.
Site carpentry — built on the project and fitted to non-standard dimensions. Best for lofts around AC ducts and beams, and units in awkward corners: lower base cost, but quality depends entirely on the carpenter, which is why site supervision matters.
